A Timely Grout Cleaning and Sealing Saved This Chelsea Resident a Lot of Money on Water Damage Repairs
March 23, 2017
A resident of Chelsea called us with a big problem. His shower was leaking into his neighbor's apartment and he needed a solution, as you can understand, rather quickly. Initially, he thought there was a problem with the pipes, so he called a plumber for inspecting. He was relieved when the plumber told him the pipes were working perfectly, however, if that was the case, then how was water getting through to his neighbor? The plumber explained that the problem was the shower floor. The caulking, which acts as sealant to protect the walls from water, was damaged, causing the water to drain into the floor and walls, and into his neighbor's apartment. The plumber explained that what he needed was a grout and caulk specialist, and that he knew a grout cleaning company in Chelsea that also did grout sealing, repairing, and caulking. The plumber gave the man our number, and he called us immediately for an evaluation. When we arrived at the apartment and inspected the shower enclosure, it was evident that the caulking in the right-angle expansions had virtually disappeared and that was what was causing the water to leak downstairs. We explained that aside from the re-caulking, the shower was in serious need of grout cleaning and sealing. He was happy with our assessment and we set up a date to do the job. It was an emergency repair, so we needed to start the work as soon as possible. The next day, we got there first thing in the morning and started working.
First, we started by cleaning the tiles and grout with our proprietary tile and grout cleaner, and brushed the walls and floor with a high-speed scrubber. After that, we checked and repaired all the grout that was in bad shape and removed the little caulk that was left. Once the entire shower was clean and ready, we color sealed the walls and floor grout lines to achieve an even color. To replace all caulking, we applied Stainmaster epoxy grout in all right-angle joints. Once that was set, we buffed on Sir Grout's Tile Armor to the entire shower. Tile Armor is a clear sealant that helps with the upkeep of tiles and grout, preventing staining and mold and mildew buildup.
Once we were done, the shower was looking like new, but more importantly, water was no longer seeping through the wall to the neighbor's apartment. We explained that caulking needed to be repaired as soon as damage was detected because otherwise, water leakage could cause major problems in the walls and the building's foundations, so it was always good to beware of these types of problems. We also offered some care and maintenance tips, such as the use of a pH neutral cleaners in all tile and grout floors and walls, keep the bathroom properly aired to prevent the accumulation of stagnate water, which can foster mold and mildew growth. The client was pleasantly surprised with the results, and thanked us for a speedy and excellent job and for all the advice we gave him.
